Visible mold does not always require sampling
EPA guidance says that if visible mold growth is present, sampling is generally unnecessary. There are also no federal airborne mold concentration limits that create a simple pass-or-fail test for a home.
When testing may have a purpose
Testing may be considered when there is a specific unresolved question about conditions in a property, when an assessor or other qualified professional has a defined reason for collecting samples, or when documentation is needed for a particular decision.
Do not let a test replace a building investigation
A lab result does not fix a plumbing leak, dry wet drywall, or reveal every concealed source. Testing should be interpreted in the context of moisture, visible conditions, and the building history.
